Coolidge Place is the first small lot development approved with density bonus incentives.

In Frogtown, construction is underway for Coolidge Place, a new development of small-lot homes.

Located at 3022 N. Coolidge Street, the project from Watt Communities consists of 30 single-family dwellings.

Renderings portray a series of contemporary three-story structures, designed by local architecture firm Modative.  Each will feature two bedrooms, ground-floor flex space, car ports and garages, and private balconies.  Floor plans will range between 1,468 and 1,677 square feet.

Sales prices are expected to start in the low $800,000s, according to a project website.

Watt Communities has several residential subdivisions under construction in the Los Angeles area, including projects in Gardena and the San Fernando Valley.
